One of the larger towns, Winchester is nestled in the mountains of Litchfield County and is noted as the Gateway to the Berkshire Mountains. Located between Barkhamsted and Norfolk the town has a beautiful recreational lake. Highland Lake is the perfect spot for a year round or week-end home. The lake offers swimming, water skiing and snowmobiling for those looking for active sports. The leisurely type will enjoy fishing, kayaking and ice skating. The town is noted for its beautiful mountain laurel that is fully in bloom in June. A fun place for all, each year the town offers plenty of parades, a carnival, beautiful fireworks display, 2 large craft fairs, arts & crafts stores, antiques, hiking & biking trails and plenty of fine restaurants for dining. Colebrook Part of Litchfield's northwest corner, Colebrook is more of a large hamlet than a small town and has about 2000 residents. Settled in 1765, there is a large collection of exceptional antique homes with large tracts of land. Barkhamsted
A picturesque rural town that is divided by the Farmington river. Barkhamsted has three state forests, two of which have access to the white water parts of the Farmington river. In the 1800's, this was a major manufacturing area with it's prime timber a significant resource. It also contains the charming village of Riverton which is home to the famous Hitchcock Chair company.

When you sell a house, the buyers will probably have a home inspection before they sign a contract to purchase the home. The inspector may turn up something that needs attention or repair, and after the inspection, the buyers may produce a list of items they want repaired as a condition for moving forward on the sale.
When you get the buyers' list, remember that some of the items may be negotiable. Sales contracts usually require that all the systems be in working condition. Some buyers may make requests that go beyond the normal obligations of the seller. They may ask for a new roof or certain structural repairs that you may not want to make. Your agent can help you to assess the risks of just saying "no" to buyers who are making demands you consider to be unreasonable. You may decide to decline the requests, but the buyers may also decide to back out of the deal as a result.
When you agree to make repairs, hire licensed professionals who will guarantee their work, and give copies of the reports to the buyers. Arrange to have the repairs made as far ahead of time to avoid last-minute complications which could compromise the transaction.
